Church of England Pensions Board
This high quality project included the construction of a new retirement home consisting of two interlinked ‘villas’ with 31 flats on four floors, communal areas and a circular chapel together with extensive external works. Following demolition of the existing Fosbrooke House and general site clearance, new construction was able to proceed.
The new building comprised piled foundations and ground beams, suspended ground floor slab and precast upper floors, masonry load bearing superstructure, Rheinzinc metal roof and aluminium windows and doors.
Internal finishes were of exceptional high quality particularly in all the communal areas and chapel. Other facilities included a commercial kitchen and storage, laundry facilities, library and warden accommodation as well as administration areas.
The partnering ethos that developed during the 2nd stage was successfully carried through to the construction phase.
Client: Church of England Pensions Board
“I could not let the project conclude without sending you a “thank you” to you and your team for the effort provided at Fosbrooke House, Lytham St Annes. It is extremely refreshing to know that the enthusiasm, professionalism, dedication and humour is still available in the right proportions to make things happen in the construction industry. What is most pleasing is that at all times the requirements of the client, the Church of England Pensions Board as the “end user”, was paramount. It started at the first stage interview and has not stopped since. Well done!! Collectively, we have achieved completion on time, a building within budget and in some areas exceeded the client’s expectations. The onsite team has been excellent and please would you pass on my thanks to them. This has been a most enjoyable project and one we should all be proud to have been associated with. I have thoroughly enjoyed the experience.”
