The scheme, led by The English Cities Fund (ECF) – a joint venture between Muse, Legal & General, and Homes England – will transform a 1.8-acre section of the former Farmer Norton car park into a well-designed, sustainable neighbourhood. Located within the Salford Crescent regeneration area, the development represents a key milestone in the delivery of low-energy, future-focused housing.
Now underway on site, the project comprises 42 three-bedroom, three-storey townhouses. The homes will prioritise sustainability through a fabric-first approach, helping to reduce energy demand while supporting long-term environmental performance.
The development has been carefully designed with simple building forms and repeatable typologies that optimise thermal performance and minimise heat loss. Enhanced insulation and high-performance building envelopes will be complemented by energy-efficient heating and ventilation systems, ensuring comfortable living conditions while reducing operational energy use.
This approach will deliver highly efficient homes that contribute to lower energy consumption and reduced environmental impact, while maintaining high standards of quality and buildability.
Each townhouse is dual-aspect and designed to exceed modern housing standards, creating bright, well-ventilated living environments that promote health and wellbeing. The use of repeatable housing models also supports efficient construction processes, reduced embodied carbon, and consistent delivery at scale.
The Farmer Norton name pays tribute to the site’s industrial heritage, referencing the metalworking machinery business established there in 1852. This legacy is reflected in a development that respects its past while contributing to a new chapter of sustainable regeneration and placemaking within Salford.
This project forms part of a wider vision to regenerate the Crescent area, with further phases of redevelopment planned across the remaining car park site.
